Patta Chitta-Check Application and Status Online

For agricultural power connections, the Tamil Nadu Electricity Regulatory Commission (TNERC) has recently simplified several procedures. In addition, TNERC has simplified the application process so that a co-owner does not need to provide a letter of consent for the applicant. Instead, he can provide an indemnity bond during the application process. Instead of a patta, chitta, and a NoC from the legal heirs, a single ownership certificate from the VAO is sufficient, as opposed to the previous system when a patta, chitta, and a NoC were required.

There has been a recent welcome change in the Land and Revenue administration across India with the digitisations of land records.

Tamil Nadu’s government has also made rapid strides in digitising its land records. This article provides step-by-step instructions for applying for your land records online, checking the status of your application and verifying that your Patta certificate is valid.

What is Patta Chitta?

According to the Government establishment, a Patta Chitta is a record related to land revenues that denotes land ownership. A Patta register is a record kept in a Taluk office, specifying the ownership portions of an entire landholding. Chitta is, in essence, a part of Patta that provides information about the ownership of land belonging to a particular person. Get a Complete Guide on Registration of Land in India Online.

What is Patta?

A Patta is a legal document issued by the Government of Tamil Nadu to the landed property owner. A Patta can act as a revenue record in the owner’s name and be obtained from the concerned Tahsildar’s office in a particular district.

The following details are available in a Patta:

  • Name of the Owner
  • The number of Patta
  • The names of the concerned District, Taluk, and Village
  • Survey number and subdivision
  • Area or dimensions of the land
  • Whether the land is a Dryland or a Wetland (Punjai Nilam and Nanjai Nilam in Tamil)
  • Land Tax details

What is Chitta?

It is a legal document issued by the Government of Tamil Nadu and is maintained by the Taluk office and the Village Administrative Officer (VAO) of the concerned village. This document is extremely important for all transactions related to property and includes relevant details about the land’s size, ownership, area, etc. A Chitta also classifies the land into Punjai (dry land) and Nanjai (wetland).

The Government of Tamilnadu has incorporated a significant change in the Chitta system since 2015. As per these changes, the government has stopped issuing single Chittas. Instead, the relevant details of the Chitta have been included in the Patta, and the document so merged has been named ‘Patta Chitta’.
