The LRS Telangana Scheme 2024 enables people living in unauthorised colonies to regularize their land by paying a fee and obtaining ownership rights.

The Telangana government has announced new land regularisation rules for the year 2022 as part of an update to the LRS Telangana Scheme 2023. Somesh Kumar, the Telangana government’s chief secretary, has recently been observed issuing instructions to change specific regulations provisions in accordance with Government Order No. 135, dated 16 September.

The government will now provide seven slabs as opposed to the four it first announced in GO No. 131, dated 31 August, as it did in the previous LRS Telangana plan from 2015. The government has also introduced new regularisation fees based on the plot’s current market worth as of 26 August 2020. The responsible Telangana Government officials completed this update lately. The regularisation rules of the system have undergone numerous new adjustments as a result of this release.

New Applications Invited for LRS Telangana Scheme

The Telangana government has extended an invitation for individuals from the weaker sections, slum dwellers, and low-and middle-income groups to apply for the regularisation of their land used for residential house construction on small parcels. Applications can be submitted at any MEESEVA centre.

They must include the applicant’s identity, possession, property documentation, and a processing fee of ₹ 500. Additionally, the state has decided to regularise land in 44 colonies at a reduced cost of ₹ 250 per square yard to prevent legal disputes and consider the financial circumstances of the residents.

The following 44 colonies are located in the districts of Rangareddy, Medchal-Malkajgiri, and Hyderabad:

Objective Of LRS Telangana Scheme 2024

The chief secretary recently released updates on regularization charges, stating that the changes were made due to the increasing number of requests from residents of the state. However, the residents were dismayed by the high charges.

The Telangana Layout Regularisation Scheme launched in 2015 had much lower charges than the recent changes. Several MLAs brought up the issue in the assembly on Wednesday. Minister K.T. Rama Rao acknowledged the concerns and promised to revert the charges to their level in the 2015 scheme.

Regularisation Charges for LRS Telangana Scheme

The regularisation charges have changed as follows:

  1. Sub-registrar values less than ₹ 3,000 per square yard will be discounted by 20%
  2. 30 per cent between ₹ 3,001 and ₹5,000
  3. 40% between ₹ 5,001 and Rs 10,000
  4. 50% off ₹ 10,001 and ₹20,000
  5. 60 per cent between ₹20,001 and ₹30,000; 80 per cent between ₹ 30,001 and ₹ 50,000
  6. Sub-registrar value will be 100 percent above ₹ 50,000 per square yard
  7. The NALA fee is included in the Telangana LRS regularisation charges (for converting agricultural to non-agricultural land use)
  8. Telangana Layout Regularisation Scheme applicants are not required to pay a separate NALA fee.

LRS Telangana Scheme Mandatory Rules

  1. Sub-registrar value will be 100 percent above ₹ 50,000 per square yard
  2. If 10% open space is unavailable in the unapproved layout, pro-rata open space charges of 14 per cent of the plot value as of the date of plot registration will be collected rather than the prevailing rate as of 26 August 2020
  3. The NALA fee is included in the LRS Telangana regularisation charges (for converting agricultural to non-agricultural land use)
  4. Even if only a few plot owners request regularisation in a layout that has not been approved, the competent authority’s approved layout pattern will still be used
  5. The petitioner should provide only copies of the selling transaction or title deed
  6. The selling agreement or a general power of attorney is not admissible as proof
  7. No construction or layout shall be permitted within the full tank level (FTL) of any lake, pond, ‘Kunta,’ or ‘Shikam’ land, or within the bed of any type of water body.
