  • Initially, visit the official website. The home page will load on your device.
  • On the webpage, inside the online services area, there will be a stamp duty calculation option. You must press the button. Upon pressing the button, a new page will load.
  • If the document is a sale deed, click on the sale deed option; if it is an agreement to sell, click on the agreement to sell option; and if it is permission and license, click on the permission and license option.
  • After selecting the document type, you must next choose the municipality for your area.
  • After selecting the municipality, enter the amount of consideration and market value.
  • Simply press the Calculate button. The necessary information about stamp duty will be shown on the screen.

Search Property Registration Details

IGR Maharashtra’s website provides a free search feature that allows users to obtain detailed information about any property registered in Maharashtra state. Users can access information on all properties registered in Mumbai city and its suburban areas since 1985, while information on regions outside Mumbai is available from 2002 onwards. However, limited information for the years 1985 through 2002 is also available for certain regions outside Mumbai.

  • If not registered, create an account and log in by clicking the login button on the homepage.

  • Enter year of registration, district, tehsil, village, and property number.
  • If property number not available, enter survey, plot, or CTS number and choose the property from the list below.

  • Under online services, click on E-search and choose a paid option.
  • Conduct an online document search at www.igrmaharashtra.gov.in.

IGR Maharashtra: How to Find Market Value or ASR Online on igrmaharashtra.gov.in?  

To find the market value or ASR (Annual Statement Rate) of a property online on Maharashtra IGR, follow these steps:

  1. Visit the official website of IGR Maharashtra at www.igrmaharashtra.gov.i
  2. Click on the “e-Search” tab on the homepage.
  3. Select the “Free” option under the “Process for accessing IGRMaharashtra online document search” section.
  4. You will be redirected to the “Free Search IGR Service” page.
  5. Enter the required details such as the district, sub-district, village, and property details such as survey number, property type, and property area.
  6. Click on the “Search” button to get the details of the property, including the market value or ASR.

It is important to note that the market value or ASR provided by IGR Maharashtra is only for reference purposes and may not be the actual value of the property. The actual value of the property may vary based on various factors such as location, amenities, and demand in the market

IGR Maharashtra: Stamp Duty Refund on igrmaharashtra.gov.in 

In Maharashtra, there are specific scenarios in which a citizen can claim a full stamp duty refund within six months from the payment. The following conditions apply for claiming a stamp duty refund:

  1. Refund for Unexecuted Instruments: If a stamp duty has been paid for an instrument that has not been executed, a refund can be claimed.
  2. Cancellation of Registered Agreement: In case of a canceled deal for which the agreement has already been registered, the government allows a refund claim within two years from the date of cancellation. To be eligible for a refund, the cancellation deed must state that the cancellation is due to the developer’s failure to hand over possession of the booked property. The cancellation agreement should also be registered.
  3. Possession Not Delivered: The refund is permitted when the developer fails to deliver possession of the property, and this reason is mentioned in the cancellation deed.

The refund application should include the original agreement and the cancellation deed as attachments. It’s important to note that the registration charges will not be refunded, only the stamp duty amount, and it can be up to approximately 98 percent of the total stamp duty paid.

IGR Maharashtra: MoDT Registration on igrmaharashtra.gov.in 

For individuals seeking home loans, it’s important to understand the concept of Memorandum of Deposit of Title Deed (MoDT). This is a formal declaration made by the borrower stating that they have deposited the title deed and other property-related documents with the lender. IGR Maharashtra levies a 0.3% stamp duty on the loan amount for this undertaking. The MoDT serves as a safeguard for the lender in case the borrower defaults on payments. IGR Maharashtra: Amnesty Scheme 2023  

The Maharashtra government has introduced an amnesty scheme as part of the Maharashtra Budget for FY 23-24. This scheme, known as the Maharashtra Settlement of Arrears of Tax, Interest, Penalty or Late Fee Act, 2023, is applicable to various taxes imposed by the GST department prior to the introduction of the GST Act. The scheme will be in effect for six months, from May 1, 2023, to October 31, 2023.

Under this scheme, Maharashtra will provide a full waiver of arrears if they amount to Rs 2 lakh or less for any given year, as per the statutory order. This initiative is expected to benefit numerous small businessmen in the state.

If you are availing services and need to pay handling charges, you can do so online by following these steps:

  1. Visit the official IGR Maharashtra website.
  2. Navigate to the ‘e-Payment’ option.
  3. Click on ‘Document handling charges.’

Once you click on ‘Document handling charges for registration,’ you will encounter the following steps:

  • You will receive a pop-up page where you must agree to the terms and conditions.
  • You can choose to pay with a PDE (Payment Deposit Entry) number or without it.

If you choose to pay with a PDE number:

  • Enter your PDE number to access the charges.

If you choose to pay without a PDE number:

  • Fill in several details, including District, Sub Registrar Office (SRO), Article, Document Title, Payer name, mobile number, the number of pages, and the amount.
  • Enter the captcha.
  • Make the required payment.

After you have completed the payment, you will receive a receipt, which you should save for future reference.

When lodging your grievance, please keep in mind the following:

  • Provide a brief description of your IGR Maharashtra-related complaint, mentioning the category and using bullet points.

  • Do not file complaints that are already in court.
