Builders In Bangalore: Raising Complaints

As per the Bruhat Bengaluru Mahanagara Palike, the lakes can no longer be used for anything other than water storage. All KRERA registered projects have been extended by 6 months to the expiration date of their registration. For those wondering how to raise complaints against builders in Bangalore, the RERA (Real Estate Regulation and Development) Act has been made applicable in the state of Karnataka since 2017. Let’s take a short detour before we go into how to raise complaints with Karnataka RERA in order to give you a better understanding of what the RERA Act is and what some of its provisions and benefits are.

What Is the RERA Act?

This act was enacted in order to create transparency and accountability in the real estate sector, for the benefit of buyers and homeowners alike. It was introduced in 2017 and was implemented in 14 states (including Bangalore) by the end of 2018.

Main Provisions of RERA Act

  • 70% of the payment received from the property buyer is deposited in a separate account by the respective property builder.
  • The property builder discloses all information about the project on the company website, as well as make regular updates.
  • The property value is assessed on the carpet area instead of the built-up area.

  • There are harsh penalties for violating the RERA act, including imprisonment for a maximum of 3 years for builders, and one year for agents/buyers who violate the RERA act.

Filing a complaint with Karnataka RERA

  1. Click on the following link Rera form– the RERA Complaint Registration Portal
  2. Please provide your name, contact number, email address, as well as any other personal information that may be required.
  3. If you want to file a complaint against a respondent, you must fill in the details of the respondent.
  4. Make sure you fill out all the details about your complaint, and make sure that you share the documents that support your claims.
  5. Pay ₹1000/- as application fee and upload the payment receipt or challan as proof of payment.
  6. For submitting your complaint, click on the ‘Declaration’ button at the top of the page.
  7. For future reference, make sure you keep track of the acknowledgement number of your complaint.
