Tamil Nadu was one of the first Indian states to make significant amendments to the Registration Act to prevent fraudulent activities in the registration of property. The Act, particularly Section 77-A, grants quasi-judicial powers to the district registrar.
1. Any complaint regarding a fraudulent transaction will be considered, and a decision will be made after providing both parties with an opportunity to present their case
2. Previously, fake document detection required the inspector to submit documents to court, which caused delays in the action to cancel such documents.The inspector now has the power to cancel fraudulent documents directly, which streamlines the process.
3. Also, the advocates and writers preparing property registration documents in Tamil Nadu must now provide their photographs and sign the documents to prevent fraud.
4. Any person found submitting fake documents during property registration may face imprisonment of up to three years.
5. The state plans to set up a committee to investigate large-scale property registrations and curb fraudulent activities.

Tamil Nadu Sees Hike in Revenue From Property Registration
August- 04: Amid some lockdown, the revenue from property registration in July and June stood at ₹644 & ₹655 Crore respectively. In May it was ₹300 Crore and in April, it was just ₹30 Crore. There is some positive sentiment in the market but still, it is nowhere near last year's level.
